Community Meeting Summary for Lakeshore East Development Proposals LSEDevelopments
Earlier this week, Alderman Reilly and the New Eastside Association of Residents (NEAR) hosted a public presentation for two development proposals in Lakeshore East:
(1) Parcels I, J, K, and L located at 197-301 North Harbor Drive and 452-500 East Waterside Drive developed by Lendlease Development Inc. and Lakeshore East LLC
(2) Parcel O located at 195 North Columbus Drive developed by Lakeshore East LLC
Representatives of Lendlease Development Inc. and Lakeshore East LLC presented their plans to a packed ballroom at the Hyatt Regency Hotel this past Monday, July 10, 2017.
Alderman Reilly would like to thank NEAR President Richard Ward, NEAR members and New Eastside neighbors for making this the best attended community meeting ever hosted by the Alderman. At final count, over 1,000 people were in attendance to learn about these projects:
(1) Parcels I, J, K, and L located at 197-301 N. Harbor Dr. and 452-500 E. Waterside Dr. to include three (3) buildings containing a total of up to 1,400 residential dwelling units, 300 hotel rooms, and 30,000 square feet of retail. Community Meeting Summary for Lakeshore East Development Proposals
Alderman Reilly and the New Eastside Association of Residents (NEAR) co-hosted a public presentation yesterday for the proposed development located at 197-301 North Harbor Drive and 452-500 East Waterside Drive, to include three (3) buildings containing a total of up to 1,700 residential dwelling units and 30,000 square feet of retail.
Representatives of the Magellan Development Group and Lendlease Development team (the Applicant) presented their plans to amend Planned Development No. 70 to eliminate hotel use at these parcels, eliminate one of the four allowed buildings, and increase the height of the three remaining buildings.
Alderman Reilly and NEAR co-hosted the first community meeting for this project in July of 2017. Over 1,000 residents attended that meeting and it lasted more than three hours. Due to the abundance of feedback heard at the meeting, Alderman Reilly required the development team to meet with every residential building in the New Eastside neighborhood, to ensure all residents' concerns were heard. Alderman Reilly's staff attended each of these meetings, and recorded all feedback.
Alderman Reilly used the feedback heard at these meetings, submitted to his office, as well as his own concerns to render his decision to reject the project in its previously presented form. In his letter to the development team, Alderman Reilly detailed eight changes that must be made to the proposal in order for it to be further considered. The presentation, which can be downloaded here, illustrates that the development team has made each of the changes asked for by Alderman Reilly.
The public open green space has been dramatically enlarged and improved; a manned security station has been required; many traffic improvements have been made to protect pedestrians, bicyclists, and minimize vehicular congestion; and many other meaningful changes are illustrated in the presentation.
Alderman Reilly uses your feedback to negotiate across the table from the Development Team. This transparent development review process has yielded significant improvements to projects proposed in the 42nd Ward, and has resulted in substantial community benefits implemented at private expense.
